Located on a 6.2 hectare site near Ascot Village and the Eagle Farm and Doomben racecourses. The brief sought to achieve a master plan solution for 219 townhouses and 15 apartments, which are to be developed in three stages, with the townhouses to comprise a mix of 2, 3 and 4 bedroom typologies.

Arkhefield achieved a master plan which established a street hierarchy, defined a series of sub-community clusters, articulated development blocks and identified premium sites, maximised the northern aspect and created considerable site amenity.  Building heights relate to surrounding areas, the various groups of housing are articulated and stepped with pocket parks adjacent, and there are landscaped breaks between clusters which are used as a shared amenity throughout the development.  Landscaping comprises 17,700 m2 of the site, with 3,300 m2 of this being designed as communal open space.

The scale of the site allows for most dwellings to achieve a north/south aspect and a high-quality green axis to be provided through the length of the development.  Further sub-tropical design principles are employed throughout, including sun shading, screening and roof overhangs; cross ventilation; street space between townhouses for natural air and planting; lightwells, skylights and atriums to introduce daylight to lower and inner spaces; and strong indoor/outdoor connections.  A pool and residents’ lounge are a shared amenity and are located at the heart of the site adjacent to the future public park.
